From neglected rail/road junction to "Knightsbridge-on-Thames" in the space of a couple of years? This is the ambitious aim of the latest spate of urban regeneration that is making waves on the southern shore of the river. As a source of desirable accommodation, the River Thames is the gift that just keeps on giving and the VNEB (Vauxhall, Nine Elms, Battersea) Opportunity Area is on a mission to transform this once nondescript South London duckling into a 21st Century swan.

Even without investment, the advantages of living in Vauxhall have always been apparent. It's position on the border between Tube Zones 1 and 2 places it only a couple of stops away from Victoria rail terminus and the Gatwick Express link. The West End retail hub of Oxford Circus is just another two stops along, giving the impression that Vauxhall is less suburb and more part and parcel of central London. A fast overground service connects to Waterloo station which has extensive connections to the City and Docklands.

The railway arches which once looked so dark and forlorn, now house a lively nightclub scene and numerous daytime cafes and eateries. There's plenty of handsomely preserved housing stock in Vauxhall, dating back to Victorian times and following the example set by neighbouring Clapham, some of them house chic hotels, quality gastropubs and even art galleries. However, the eyes of serious investors will be on St George's Wharf and other adjacent developments. These buildings are set to radically transform the skyline and deliver luxury high rise accommodation, top notch amenities, a riverboat pier and stunning views to a clientele for whom style and substance invariably go hand in hand.
